Pricing FAQ
What counts as a "property"?
A property is a single physical address with its own rent roll. A strip mall is one property regardless of how many tenants it has; a 5-building office park is five properties.
What counts as a "unit"?
A unit is a leasable space—typically one tenant suite. A strip mall with 12 retail spaces and 4 offices has 16 units.
Do tenants count as users?
No. Tenants logging into the tenant portal never count toward your user limit on any tier.
How does Pro "fair use" work?
Pro is sized for roughly 1,000 AI actions per month per portfolio, not enforced with hard caps. If you consistently exceed that (typically 2,000+/mo for several months), our team will reach out about Enterprise—usually because it will serve you better.
Can I switch tiers?
Any time. Upgrades take effect immediately; downgrades at the next billing cycle. If a downgrade exceeds the new tier limits, remove the excess first.
Do you offer annual billing or discounts?
Yes—annual billing is discounted on Starter and Pro. Enterprise contracts are annual by default with multi-year discounts.
Do you support Canadian portfolios?
Yes—all tiers handle US and Canadian portfolios, CAD/USD, provincial/state tax codes, and cross-border multi-entity reporting.
